Forte Construction was invited by Hunt Communities to bid on a project requiring full replacements of the HVAC systems on 110 homes in the Pershing Park neighborhood on Kirtland AFB.

Part of the Military Housing Privatization Initiative, this project was just a small part of the ongoing renovations and improvements being made to the homes of our nation’s military and their families.

The existing HVAC systems were evaporative coolers that were beginning to show signs of failure and increasingly needed repairs. The development team at Hunt wanted to bring these last 110 homes up to the same standards as the first half of the neighborhood that had already been replaced.

We started by identifying a trusted third-party HVAC contact to conduct Manual Js on each home based on not only size and location, but also orientation. Forte also worked closely with the manufacturer and installer to ensure we were using the equipment best suited for the application.

Throughout the project, Forte worked closely with the on-site property management team to ensure residents were impacted as little as possible while our local subcontractors performed electrical upgrades and HVAC replacements outside the home. We often found other unexpected conditions, such as unsuitable pads for the new equipment, undersized electrical components and failing hot water heaters that we were able to address and upgrade as part of the process.

This $1.5M project took four months to complete and led in part to an opportunity to provide a much larger-scale renovation in the same neighborhood one year later.
